This guide brings together Northrise University's published accommodation information and a practical process for comparing private housing in Ndola. It does not publish unverified neighbourhood prices: rent and availability change, so use current listings and confirm the full amount directly with the university, owner or authorised agent.

Start with the official option

Northrise University's accommodation page describes same-sex shared rooms on campus, cafeteria dining and access to facilities including classrooms, the library and clinic. Incoming students should ask the university about eligibility, current fees, what is included and whether a bed is available before considering private housing.

1. Compare campus and private accommodation

Campus housing can reduce daily travel and keeps university facilities close. Ask what the quoted fee covers, whether meals are compulsory, the room-sharing arrangement, residence rules, opening and closing dates, and how deposits or refunds work.

Private accommodation may offer a different room type or household arrangement. Compare it on the same basis: monthly rent, deposit, electricity, water, internet, transport, furniture, security arrangements and the length of the agreement. A lower advertised rent can cost more overall once transport and utilities are included.

2. Test the journey at the time you will travel

Northrise publishes its main campus address as 30029 Kitwe–Ndola Dual Carriage Highway, Ndola. Check a property's route to the campus you will actually attend. Travel the route during your normal morning or evening hours where possible, note the fare in both directions and identify a safe backup route.

Do not rely only on a listing's distance label. Ask for a map pin, compare it with the university's official address and confirm the location during an in-person viewing.

3. Calculate the real move-in and monthly cost

Write down every amount before you compare properties:

Ask for these terms in writing. Keep receipts or payment confirmations and avoid cash payments without a signed record.

4. Inspect the room and verify the person offering it

View the exact room before paying. Test door and window locks, taps, lights and sockets; look for damp, exposed wiring and blocked exits; ask how faults are reported; and confirm who can enter the property. Visit with someone you trust and, when possible, speak to a current tenant about water, power, noise and the owner's response to repairs.

Confirm the name and contact details of the owner or authorised agent. Read the full agreement, check that the room address and payment terms are correct, and receive a signed copy. Zambia's Rent Act sets out rights and obligations for landlords and tenants; a student with a specific dispute should seek advice based on their agreement and circumstances.

A useful comparison records evidence: the room you viewed, the route you tested, the costs you confirmed and the agreement you read.

5. Use a simple comparison sheet

For each option, record the same details: location pin, travel time, total move-in cost, total expected monthly cost, room type, utilities, security observations, agreement length, notice rules and the name of the person you verified. Add a photo or note from the viewing. Comparing the same fields makes it easier to spot missing information and resist pressure to pay quickly.

Sources and update notes

Review note: UniHouse checked these sources on 12 September 2026. University fees, capacity and availability were deliberately omitted because they can change. Confirm current information directly with Northrise University.
